Mixed-Community Master Plan

Sharjah Healthcare City (SHCC) is poised to transform Sharjah into a leading regional healthcare hub, offering comprehensive healthcare services and becoming a prime destination for medical tourism. The project, strategically located by Sharjah International Airport, aims to create a world-class ecosystem that integrates healthcare, education, wellness, and innovation, positioning Sharjah as a center of excellence in medical care and health-related services.

Holistic Care & Wellness

The proposed pre-concept master plan features a diverse blend of healthcare and wellness, residential, commercial, parks, logistics, hospitality, amenities, and research zones, creating a vibrant, mixed-use development that seamlessly integrates various aspects of urban living.

Healthcare

The new master plan will feature a state-of-the-art healthcare city strategically located at the entrance, spanning a total area of 980,670 sqm.

This healthcare hub is designed to offer a comprehensive range of services aimed at improving community health and wellbeing.

Research

The new master plan will include a dedicated research hub, spanning a total area of 505,933 sqm.

This research center will be a cornerstone for innovation and advancement in healthcare, housing specialized facilities such as pharmaceutical research, bench and clinical research labs, and an innovation center.

This strategic integration of research and clinical care will enhance the overall capabilities of the healthcare city, positioning it as a leader in both patient care and medical innovation.

Commercial

The Commercial Hub of the master plan will cover a total area of 261,380 square meters. Designed to serve as the vibrant heart of the development, this hub will offer a wide range of services and amenities to meet the needs of both residents and visitors. Key features of the Commercial Hub will include a bustling town center, providing a dynamic mix of retail, entertainment, and social spaces.

Hospitality

The Hospitality Zone will cover 355,779 square meters, and will offer a range of premium facilities. Key features include a wellness center, spas, and luxury hotels, providing a blend of health, relaxation, and high-end accommodations. The zone will be designed for tranquility, with landscaped gardens and serene spaces, offering a peaceful retreat while remaining well connected to the rest of the master plan.

Residential

The residential hub will span a total area of 616,916 square meters. Tailored to meet the needs of both medical and non-medical staff, the hub will offer a variety of accommodation options, including spacious villas, contemporary apartments, and other residential units. Each space will be thoughtfully designed to ensure comfort, convenience, and flexibility, catering to both families and individuals.

In addition to the residential units, each zone will feature its own small commercial area, providing easy access to essential services. A dedicated daycare/nursery will also be included, further enhancing the convenience and livability of the hub for residents.

Educational &
Cultural Hub

The central hub of the master plan will be the Cultural and Education Zone, spanning a total area of 533,596 square meters. Strategically located at the heart of the development, this zone will serve as a vibrant focal point for learning, innovation, and community engagement. It will feature a wide array of world-class facilities, including a state-of-the-art auditorium, cutting-edge simulation labs, educational institutions, a comprehensive library, and a museum dedicated to healthcare history and advancements.

Parks

The parks will form an integral part of the central spine of the master plan, surrounding the Cultural and Education Hub. Designed with the well-being of visitors and residents in mind, the parks will feature several pocket parks, offering inviting green spaces that encourage relaxation and a connection with nature. These tranquil retreats will promote mental wellness, providing areas for social interaction, recreation, and quiet contemplation. The parks will enhance the overall community experience, creating a peaceful and harmonious environment within the heart of the development.
